THE BUILDING IN GENERAL

 

Location

  • Central location in the heart of Budapest’s shopping and commercial district north of Vorosmarty Square
  • Located on the west side of the City 100m from the banks of the Danube
  • Surrounded by three streets, Dorottya, Szende Pál, and Apáczai Csere János

 

 

 

 

Main Entrances

  • The building forms a “U” shape enclosing a central landscaped courtyard.
  • Entrances to the residential parts are from Dorottya Street and Apáczai Csere János Street through secure reception lobbies with 24 hour security surveillance.
  • Each lobby is served by a stair and lift leading to floor lobbies from floor level 2 to 5.

Car Parking

  • Residents have individual parking provided at basement level.
  • Entrance to the car park is form Apáczai Csere János Street through a 24 hour manned secure gate.
  • Each resident is invited to purchase one parking bay and a locked safe storage unit.
  • Residential refuse is brought down to basement level by janitor who services each apartment level for refuse and other residential services

 

 

 

 

Lobbies and corridors

  • Lobbies are served by a lift at each level, with access to refuse storage allocated to each apartment.
  • Wide corridors give access to each apartment.

  • Residential units are provided in various types ranging from:

  • Multiple bedroom split level apartments
  • Duplex multiple bedroom apartments

  • If ordered early residential units are provided in three styles to client’s order ranging from:
  • Modern minimalist
  • Modern classic
  • Classic
  • Base case style supplied as Modern Classic
  • All fixtures and fittings described below refer to base case.

 

 

Ceiling heights

  • Internal ceiling heights vary according to location and type of apartments. In general:
  • Street perimeter ceiling heights 3.8m
  • Inner courtyard ceiling heights 2.7m
  • Double height penthouse ceiling heights 6.6m
  • Double height conservatory ceiling heights 5.8m

 


 

STRUCTURE AND MATERIALS

 

Structure and Walls

  • Main structural frame to building is in reinforced concrete frame and floor slabs
  • Reinforced concrete floor slabs and dense masonry walls between apartments are treated with sound isolating material to provide high degree of privacy between floors.

 

 

 

 

Outer walls and roofs

  • The outer perimeter walls of Palazzo Dorottya are restored and reinforced where necessary to modern standards.
  • New double glazed powder coated timber windows replace to match existing historic patterns.
  • Roofs are reconstructed new and clad in ceramic tiles and standing seam metal
  • Double height roof glazing provides generous views from penthouse apartments

 

 

 

 

Inner courtyard

  • The inner space is treated as a modern interpretation of the classical courtyards of the Austro-Hungarian era
  • Apartments are given a wide range of glazing types, with double height windows and winter gardens admitting generous amount of natural light
  • Apartments are provided with external balconies, terraces or winter gardens depending on type.
  • Windows are made of powder coated metal frame construction with double-glazing.
  • Prodema or similar manufacturer is used for the construction of sliding shutters of composite timber finish material.

 

 

Inner walls and ceilings

  • Walls within apartments are constructed of lightweight masonry blockwork.
  • Suspended ceilings within apartments are constructed of gypsum board of Knauf or equivalent ceiling system
  • Other ceiling areas are concrete slabs with one finishing coat of plaster and skim

Internal doors and screens

  • Main apartment doors, constructed in steel core and frames with high security multiple locking systems
  • Internal apartment doors, constructed in solid core timber construction, painted or lacquered natural timber veneer with brushed stainless steel, Dormer or equivalent ironmongery

 

 

 

 

Kitchens

  • Kitchens fittings custom designed and custom made to high standard in style
  • Countertops in corian, marble or granite
  • Cupboards, in veneered timber, or painted lacquered high gloss or silk matt finish
  • Opening and sliding mechanisms in Hafele or equivalent stainless steel fittings
  • Kitchens supplied with Zanussi/Whirlpool/Miele or equivalent fitted cooker, oven, ventilators and dishwasher
  • Brushed stainless steel mixer taps supplied by Hans Grohe or equivalent

 

 

 

 

Bathrooms

  • Bathrooms custom designed and custom made to high standard in style of client’s choice
  • Vanity tops in corian, marble or granite
  • Cupboards, in veneered timber, or painted lacquered high gloss or silk matt finish
  • Opening and sliding mechanisms in Hafele or equivalent stainless steel fittings
  • Sanitary elements, such as baths, WC/Bidets, shower units, and screens, supplied by Vitra/Villeroy&Boch or equivalent
  • Brushed stainless steel mixer taps and shower units supplied by Hans Grohe or equivalent

 

 

INTERNAL FINISHES

  

Floors

  • Main lobbies and circulation areas outside apartments in marble or granite tiles.
  • Apartment interiors generally in custom made 15-25mm thick solid hardwood parquet or strip flooring on concrete screed.
  • Bathrooms, WCs, showers and storage areas in marble, granite or high quality ceramic tiling on concrete screed.
  • Kitchen areas in marble, granite or high quality ceramic tiling or concrete screed.
  • External balconies and terraces, in hardwood timber decking on ceramic tiling and concrete screed

 

 

 

 

Walls

  • Main lobbies and circulation areas outside apartments in gypsum plaster and skim, and quality panelling in selected areas.
  • Masonry block walls separating apartments are finished with gypsum plaster skim and three coats of Dulux or equivalent paint system
  • Internal apartment walls are finished in gypsum plaster and skim with three coats of Dulux or equivalent emulsion paint.

 

 

 

 

Ceilings

  • Suspended ceilings in main lobbies and circulation areas outside apartments in gypsum plaster and skim and three coats of Dulux or equivalent paint system.
  • Concrete ceilings separating apartments and other internal ceilings are finished with gypsum plaster skim and three coats of Dulux or equivalent paint system.
  • Suspended ceilings where provided are finished with gypsum plaster skim and three coats of Dulux or equivalent paint system.

 

 

 

 

 

 

 

 

MECHANICAL AND ELECTRICAL SYSTEMS

  

Heating

  • Main source of heating is gas powered central boiler supplying whole residential block
  • Alternative solar panel sources utilised to minimise the usage of hot water supplies from the central system
  • High levels of insulation to minimise heat loss.
  • Use of solar spaces such as winter gardens and conservatories to supplement heat supply to some apartment types
  • Thermostatically controlled heating supplied to each apartment through concealed heated pipe systems in ceilings.

 

 

 

 

Cooling

  • Main source of cooling is central cooling towers supplying whole residential block.
  • External shading and shutters to minimise heat gain in summer time.
  • Cooling supplied to each apartment through concealed chilled pipe systems in ceilings.
  • Extra cooling provided in ceiling mounted concealed fan-coil units to special order

 

 

 

 

Ventilation

  • Apartments naturally ventilated via operable windows and doors.
  • Enclosed areas such as inner lobbies, bathrooms and kitchens supplied with fresh air from vertical duct systems
  • Bathrooms, WCs and kitchens supplied with forced mechanical ventilation through main roof.

 

 

 

 

Electrics

  • Central video entry phone connected to external door at street level, and to 24 hour security desk
  • Switches and socket gear supplied by Vimar or equivalent manufacturer for base style
  • All habitable rooms in apartments are supplied with double sockets in every wall, cable TV, telephone and ethernet connections for internet access,
  • Living rooms supplied with four extra double power sockets, located in selected media wall area.
  • Bathrooms, WCs and showers supplied with power sockets, for hairdryers and shavers
  • Apartments supplied with AV and alarm system wiring* to client’s special order.

 

 

 

 

Lighting

  • Lights to lobbies and corridors supplied by Modulor or equivalent manufacturer
  • Apartment hallways and corridors supplied with central ceiling sources and up lighters supplied by buyer.
  • All bedrooms in apartments are supplied with central ceiling lighting source location, and two wall supplies, switched at wall, for free standing lights supplied by buyer.
  • Living rooms supplied with central ceiling source locations over dining and living area and four wall supplies, switched at wall, for free standing lights supplied by buyer.
  • Bathrooms, WCs and showers supplied with two central ceiling lighting locations.
  • Vanity units supplied with mirror lighting location switched at wall.
  • Automated central lighting controls supplied to buyers special order if requested
