Location |
- Central location in the heart of Budapest’s shopping and commercial district north of Vorosmarty Square
- Located on the west side of the City 100m from the banks of the Danube
- Surrounded by three streets, Dorottya, Szende Pál, and Apáczai Csere János

Main Entrances |
- The building forms a “U” shape enclosing a central landscaped courtyard.
- Entrances to the residential parts are from Dorottya Street and Apáczai Csere János Street through secure reception lobbies with 24 hour security surveillance.
- Each lobby is served by a stair and lift leading to floor lobbies from floor level 2 to 5.

Car Parking |
- Residents have individual parking provided at basement level.
- Entrance to the car park is form Apáczai Csere János Street through a 24 hour manned secure gate.
- Each resident is invited to purchase one parking bay and a locked safe storage unit.
- Residential refuse is brought down to basement level by janitor who services each apartment level for refuse and other residential services

STRUCTURE AND MATERIALS
Structure and Walls |
- Main structural frame to building is in reinforced concrete frame and floor slabs
- Reinforced concrete floor slabs and dense masonry walls between apartments are treated with sound isolating material to provide high degree of privacy between floors.

Outer walls and roofs |
- The outer perimeter walls of Palazzo Dorottya are restored and reinforced where necessary to modern standards.
- New double glazed powder coated timber windows replace to match existing historic patterns.
- Roofs are reconstructed new and clad in ceramic tiles and standing seam metal
- Double height roof glazing provides generous views from penthouse apartments

Inner courtyard |
- The inner space is treated as a modern interpretation of the classical courtyards of the Austro-Hungarian era
- Apartments are given a wide range of glazing types, with double height windows and winter gardens admitting generous amount of natural light
- Apartments are provided with external balconies, terraces or winter gardens depending on type.
- Windows are made of powder coated metal frame construction with double-glazing.
- Prodema or similar manufacturer is used for the construction of sliding shutters of composite timber finish material.

- Thermostatically controlled heating supplied to each apartment through concealed heated pipe systems in ceilings.
